SaintNine Coffee occupies the ground floor of a new build tower at the junction between Lavington Street and Southwark Street. &#160; The completed interior features a statement mural which wraps up the curving wall and across the ceiling. The original from artist Gabe Sapienza was printed onto fabric and fixed into place. a pared back, minimal interior complements the artwork. Curved matt black walls and countertop maximise the efficiency of the plan, whilst feature lighting guides the eye through the space.</p>

<p>The Ayla Golf Residences comprises of 50 (4 to 5 storey) buildings on a 90,000 sqm site adjacent to an 18-hole signature golf course. The first of its kind in the Levant, the project presents an opportunity to create exceptional residential apartments with idyllic views towards the landscaped golf course, its water streams and lakes.</p>

<p>The development creates a balance between density and open space, offering a variety of building types with highly efficient space planning to increase affordability and allow the integration of a wider demographic into the Ayla community.</p>
<p>The Architecturally unique buildings are arranged around gardens, swimming pools and amenities in a series of sweeping crescents to maximise views from all apartments. Each green pocket has different characteristics and is flanked by a cluster of buildings arranged in a traditional Arabic medina typology, creating environmentally sheltered public courtyards, creating distinct neighbourhoods and heightening the sense of discovery for its visitors.</p>

					<description><![CDATA[<p>Located in the centre of Bahrain, this office tower is along a prominent highway intersection in Salmabad and rises to a height of 74 meters giving its occupants panoramic views of the city and seascape beyond. The design comprises of 4 stacked cubes with similar proportions. The upper glass cubes contain offices and are cladded with a ceramic fritted curtain wall to provide shading. Terraces are provided where boxes overlap to create public spaces that circles the building. The parking podium forms the base box, it is cladded in aluminium louvers to allow for cross air ventilation while the high ceilings of the retail podium and lobby embraces the active pedestrian street experience and is designed as a recessed and transparent glass wall giving the impression of “floating” boxes above it. <p>Three residential blocks are arranged around a central courtyard that forms the heart of the development, increasing daylight and greenery. The blocks contain 21 apartments, in a mix of one, two and three bedrooms. Each apartment maximises open plan living, with ground floor private terraces and recessed upper balconies. A large, landscaped communal garden to the rear provides quiet spaces for contemplation as well as social spaces such as an outdoor dining area and children’s play facilities.</p>
<p>To allow for suitable density while complementing the adjacent two storey buildings, the building mass is carefully sculpted to reduce its bulk. An oblique folded roofscape corresponds to the neighbouring rhythm of pitched gables, concealing the third floor. The elevations are periodically recessed allowing the protruding brickwork sections to correspond in widths to the locally dominant bay windows. These recesses form sheltered entrances and are clad in a bronze coloured material, in homage to the plethora of contrasting light and dark materials used within the conservation areas. <p>Different villa types have distinct contemporary GRC screens, with patterns abstracted from traditional architecture. The screens are utilised for privacy and solar protection. They dissolve from the solid sides and gradually open up towards the views, blending the envelope of the building with its surroundings.</p>
