A ring road, away from the park and private residences, provides efficient circulation and access from all surrounding road networks. The buildings increase in height towards the perimeter to reduce the noise from the surrounding roads and maximize views towards the inner lagoon park and the Dubai skyline.

Sustainable strategies are utilised throughout with an aim to optimize the urban layout and building design with efficient planning, maximising solar and daylight potential, minimizing energy and water demands, energy efficiency and renewable energy production. The masterplan is designed to improve pedestrian conditions through shading with indigenous trees and canopies to encourage walking, cycling and healthy living. Grey water recycling can be used to water the draught resistant plants and district cooling is recommended to reduce energy consumption while photovoltaics can provide clean and sustainable energy.

The post The Lagoons first appeared on OAOA.

Located in Southwark, a short walk from Londons Southbank. SaintNine Coffee occupies the ground floor of a new build tower at the junction between Lavington Street and Southwark Street. The completed interior features a statement mural which wraps up the curving wall and across the ceiling. The original from artist Gabe Sapienza was printed onto fabric and fixed into place. A pared back, minimal interior complements the artwork. Curved matt black walls and countertop maximise the efficiency of the plan, whilst feature lighting guides the eye through the space.

The space is organised through the use of a mezzanine level which pulls back at the centre to allow for a double height reception area. Exposed joists help to increase the perceived headroom whilst the gaps between them are utilised for linear strip lights and feature spotlights. A storage wall running along the length of the interior is used to conceal service areas and provide a display area for samples, models, awards, and project images. A plywood stair is accessed via a gap in the storage wall which ascends to the upper floor. The industrial aesthetic nods back to its former use.
The ground plane hosts a print room, toilet, and an 18 desk open plan office layout with magnetic display walls for informal meetings and presentations. A reception area doubles up as a breakout space with a retractable projector screen for social events.

Upstairs a meeting room, kitchenette, and dining area look out over the double height space. The storage wall provides a visual link between the spaces and conceals a server room, toilet, and staircase for the apartments above.

A contemporary proposal that extend across the entire width of the plot. Its ‘H’ footprint generates a layout that generated dual aspect views out to green space in all quarters. This allows for green breakout space in all directions, inviting the garden in breaking the boundary between external and interior. A series of volumes are arranged around a large central courtyard allowing for a compact arrangement and ease of circulation. The central courtyard is the communal heart of the proposal, offering protection from the elements and privacy. While still providing a larger garden space that has privacy from one of the buildings main wings. The proposals rectilinear forms allow for the use of cantilevers and screens providing shading from the harsh glare for the sun.

Designed to accommodate a growing family’s lifestyle, the concept of this unique residence is an arrangement of individual quarters clustered together in a traditional village typology. Each family member (and their children) has their own unique quarter arranged around shared “living” and entertainment spaces that brings the wider family together maintaining their strong ties. The Quarters interlock to offer a seamless connection between all spaces forming one larger family home whilst internal and external courtyards are utilised to bring natural light and greenery into the layered plan offering privacy where needed.

A seemingly simple courtyard house perched at the crest of a mound. At second glance, the mirage reveals the concealed and embedded entertainment functions within the dune with dramatic spaces and dual aspect views. On one side, the openings are carved out as if they were eroded by the flowing streams of a river delta, and open up in a cove like formation creating an enclosed and shielded garden sweeping around the pond. This highly unique concept emerges from this unique site and seemlessly blends with it offering great connectivity to the landscape from both levels.

Our focus is on preserving the site’s natural setting, fauna and wildlife, and respecting the environment of its location by utilising earthy materials to blend and embed the Architecture within its ground and landscape. The building is secondary… a “mirage”. User experience leads the design, and is enhanced by creating a seamless link between inside and outside, bringing inhabitants closer to the natural elements by bringing the landscape into the house and creating outdoor living spaces, all whilst protecting from the harsh desert climate.
